Thank you for the chat about complex management yesterday. I am always open to talks.

Several points confirming my statements. I am very easy going person by nature. However, in business, when I pay money for something, I expect and demand proper services, HONESTY, DUE DILIGENCE, and TRANSPARENCY.

The problem is that too many parties gossip behind my back, but nobody can challenge me with evidence to counter my claims. And yet, the more I investigate, the more horrors I find in this complex.

There must be reason why I received death threats and anonymous warnings and why certain owners and employees try to discredit me.

1. Garden beds are in terrible state and so are the exteriors of the buildings. Plus, two roof tops still have not had their membranes redone. The membranes for the other two rooftops were done without tender, overly expensive, and with huge delays:

We should agree on that.

For the sake of truth, here is what owners received in regards to quality of work for garden beds and who "approved" it:

We also agreed that proper pro-active maintenance of the complex is failing. You yourself confirmed that you take your car for service every 10,000km and although the car is not broken, you do it for the sake of proper maintenance. Same should apply to much bigger entity, like this large complex.

You mentioned that you warned EC members and/or Strata Manager about some maintenance issues but no action followed. To give credibility to your statements, you ware welcome to provide me with the details who prevented you from providing good service in regards to pro-active maintenance. I can take care of it then.

In the end, the contract says that Caretaker maintains the complex, so EC members (who are allegedly volunteers) are not really held responsible. They can be if legal case is opened against them.

2. I explained to you why I was the only one voting against your contract - it was simply due to the fact that there was no competitive tender. The rumour about five other tenders is false and whoever is spreading it is lying.

Likewise, this year, I prevented 2% increase for the Caretaker's contract because there is no competitive tender again (although there is still plenty of time to seek them before December 2016 when your contract expires).

The attempt to raise your contract value by 2% so early this year was deliberate, pre-meditated, and unprofessional.

In addition, in real business world, I can assure you that most employees get nothing in pay rises each year and expectation to increase their income by CPI or more simply does not apply.

3. There are two wasp nests on windows (check photos and you will find them).

4. On one or two balconies, water leak goes directly towards the light fitting, making it very dangerous for fire safety and risk of electrical hazard (water and electricity do not go well together).

5. Three fire doors in the basement are not self-closing (non-compliant with BCS Clause 3.11).

6. One fire door in the basement has broken and unusable push bar.

7. For more than three years, treadmill has been left abandoned in the basement, along with several cans of paint, of which some are empty. Paint cans are excellent source of fires (OH&S risk).

What exactly is the future of broken treadmill and why are empty cans not disposed of?
