Good afternoon,

You have probably seen this week's admission by strata manager and the committee that our complex has deficit of around 1.5 million dollars in Capital Works Fund.

During FY 2021, in three quarters our complex had deficit of around $20.000.00 in Admin Fund. We had to wait for new levies to be collected to pay the bills!

And there are lot of overdue maintenance issues (just check attachment "SP52948-some-of-long-term-OHS-and-fire-safety-risks-and-maintenance-status-Jul2021.pdf").

In 2017/2018 strata manager and committee claimed that they spent around $92,000.00 on upgrades to townhouses. Actually, no major work was done and the money is spent somewhere but nobody knows where.

Another point: At AGM 2019, group of owners (including some committee members) who did not pay proper levies for gas heating and the committee voted to sue my wife and me for alleged "defamation" and spend $150.000.00 from common funds. They tried very hard for more than a year to do it and failed. But, in accounting figures they listed that they had spent only $2,940.00 in legal fees in FY 2020. Solicitor got paid, but where is the money listed in accounting figures? Financial auditor completed their report 12 days after AGM 2020, which is ILLEGAL. I contacted Economos auditors and questioned their work - they never replied.

NCAT case 20/33352 is specially risky to owners corporation due to what committee members and Solicitor Adrian Mueller did (worse than anyone could imagine). You do not know the details yet, but it is not good news for owners in the long-term...

We have evidence of many more serious issues.

Today, we received a sudden phone call that fully-vaccinated electrician will come on Saturday at 07:00 in the morning (tomorrow) to urgently replace both smoke alarms. He will then do the same in another unit in another building in our complex.

Here is the status of obsolete smoke alarms in our unit:

This is the Australian law: If your smoke alarms are older than 10 years, strata must replace them from common funds. And batteries must be relaced in relntal units each time new tenant moves in. By the same token, tenants must immediately receive copies of strata by-laws and house rules each time they change or when they move in.

You can easily check the status of your alarms (just remove the 9V battery and you will see date stamp at the bottom of the container).

I am very worried that many, many owners have serious risks due to obsolete smoke alarms but they do not know their rights.
