Good morning,

1) As suspected, TeamView access is worthless for SP52948 owners.

2) Please provide assurance that required documents exist and access to them will be provided on the day, as per attachment SP52948-Lot-158-requested-access-to-strata-documents-Feb2024.pdf

It would be prudent to do it as you will have to provide them voluntarily, as required by law and your license.

3)  The full name of female owner of Lot 158 is incorrect, in spite of repeated requests to correct it in the past.

Please look at evidence provided in the past (or ask Solicitor Adrian Mueller for help at your own cost) and make immediate change.

4) Document search will be conducted in person. Suitable dates for the visit to your offices:

Friday, 9 February 2024, from 09:30 hours

Tuesday, 13 February 2024, from 09:30 hours

Friday, 16 February 2024, from 09:30 hours

The initial invoice for document search in amount of $31.00 will be paid promptly.

5) Paper copies of files are not going to be looked at unless they are missing in electronic format, which will be recorded in video and photo evidence for NSW Fair Trading and future NCAT case.

Lot 158,

The email address is now recorded on the strata roll for lot 158 of Strata Plan 52948.

In order to arrange inspection of records for the above-mentioned plan, choose one of the following methods:

  • Team Viewer remote access (supply your own licence).
  • In person at the office of Waratah Strata Management.

No alternative inspection methods are offered. Before an in-person inspection can be scheduled, you must agree to return all records in the same order that they were given to you.

An invoice will be prepared for inspection fees upon your confirmation.
