Good morning,

It is important to state that at previous general meetings it was common not to even list pricing for contracts (as strange as it sounds because owners were literally "signing a blank cheque"). We all know the examples of them.

To remove any doubts of tampering with the original files (which we would never do anyway as our ethics and morality is not for sale), here are the digital signatures for all original files from the vendors (that include pricing) as of this morning. These signatures cannot be forged without being detected in IT forensics, so it is safe to say that we cannot modify them without being caught in fraud:

Good evening Mr. Crosbie,

On 30 July 2020, request was sent to provide us with names of the valid members of the committee who should to collect the quotes as they cannot go to strata agency for obvious reasons (conflict of interest). Enclosed herewith are the quotes, but without pricing. If a specific FINANCIAL member of the committee wishes to obtain pricing now, the best option is to:

  • Contact each company in person (details are in their bids).

All companies are fully aware of the process by which contracts were won in previous 24 years. We explained to them why we suggested to keep the prices undisclosed until the meeting due to past experiences with predatory pricing in the complex, and they fully supported our ethical and professional approach.

Contract for building manager expires on 31 January 2021 as well.

At the same time, in accordance with SSMA 2015, motions on the agenda can be changed at the meeting, except for:

  • The subject matter of the motion,
  • Motions determined by pre-meeting electronic voting.

This is important because we expect more quotes and options to arrive shortly.

The Strata Schemes Management Act 2015, Section 19 defines the person chairing the meeting MAY rule a motion is out of order. The person chairing the meeting, when ruling a motion out of order must give reasons for the ruling; and state how the ruling may be reversed by the persons present and entitled to vote. The persons present at the general meeting, who are entitled to vote, may by ordinary resolution disagree with the Chairperson and/or the Executive Committee and reverse the ruling. The reasons given by the Chairperson and/or Executive Committee must be recorded in the minutes of the meeting. We will deal with Lot 158 Motions in an orderly manner and expect all of them to be tabled.

a) There are three quotes for the building management contract:

Curtis Strata Cleaning

Forte Asset Services

Clean and Secure Building Management

All three of them offer two options for security services with proper licensed staff:

  • Patrols two times a night in around 30 minute duration each time,
  • Full 10-hour a night onsite security.

The reason for option with patrols is simple and worth looking at:

  • All fire doors in the basement in the complex now have alarms,
  • New CCTV system.

b) There is also a quote from Jim's Mowing franchise for gardening alone.

c) There are three quotes for the strata management contract:

I have no idea who the following email has been directed to as you do not have the common decency to address your emails to any person, or even to sign your emails.

You appear to wish to include quotations from building and strata management contractors on the AGM agenda, however you have failed to requisition a suitable motion or provide a copy of the quotes received. Owners must be provided the opportunity to review these quotations prior to the meeting so they can make an informed decision. Unless these are received by tomorrow (29/9/20), these motions will not be included on the AGM agenda.

We advise the other motions you have requisitioned have been reviewed and all valid motions will be included on the agenda.
