Good morning,
This is required for pending case of termination of contracts with strata and building management and re-tendering through due-diligence processes.
You were obviously not notified (yet) by Supreme Court Assessor Ms. Julie Wright about what happened last week. I requested her to notify your Solicitor Adrian Mueller too.
As a reminder, you failed to respond and address missing documents in my document search:

As admitted at committee meeting on 22 February
2024, Waratah Strata Management and committee members failed to
correct invalid statements about Admin Fund and Sinking Fund yet
again: this time since November 2023. The meeting did not comply
with strata regulations as well. For one, it did not contain
detailed agenda, including real status of financials, and
complete lack of information about fire safety orders which
SP52948 did not comply with since 2021.
Missing monthly salary for Uniqueco Property Services, which I, Lot 158, reported many times since November 2023 were ignored until Mr. Pogorelsky "suddenly" uncovered it (along with incomplete payments for gas usage in the complex):

a) In the minutes of committee meeting next week,
please publish for ALL owners updated version of Income &
Expenditure Report and Balance Sheet for November 2023, with
special emphasis on the last day of the month:

Sheet for December 2023, with special emphasis on the last day

There is a high possibility that 31 January 2024 might exceed current record for negative balance in Admin Fund in amount of $312,113.03, dated 31 October 2023:
