For public records as it is expected the issues with management of
strata complex SP542948 will escalate.
Four attempts over the last two years have been made to find out if security guards working in night shift are licensed to work in our complex. Two of the four security guards working in the complex definitely do not have licence, and for two others it is difficult to check it because owners corporation refuses to provide their names.
The two occasional security guards have number of complaints
against them (one of them even four Police Events for attempted
stalking, harassment, and intimidation).
Owners corporation
declined to respond. They also refuse to notify the owners.
On 15 September 2019, another currently unlicensed security guard operated in the complex, who used to work as a relief worker. They do not have current operator security licence, which creates insurance risks for strata plan SP52948, lacks the police clearance, and causes strata plan to overpay for services not provided (security guards charge higher rates than ordinary employees in night shift).

In addition, there is suggestion by some tenants in the complex
that this same person was responsible for unpleasant treatment
of fresh food delivery person several months ago.
Owners corporation was asked the
questions and they declined to respond: please confirm or refute
it with facts?
Owners have absolute interest in staff working in the complex to
be reliable, ethical, police-checked, and professional:
a) Has owners corporation notified insurance company of the risks of employing unlicensed
security guards (even occasionally)?
b) Have owners corporation
notified Fair Trading that they knowingly overpay invoices for
security guards if they are not licensed at all times?
c) Has owners corporation
notified owners that they pay high price each time unlicensed
security guards work in the complex?
d) Has owners corporation
notified owners that if the security guards do not have licence,
there is no Police check of their character and background?

Luck had it that Lot 181 (who claims to be a valid member of the Executive Committee) drove into the complex at 20:51 hours and was witness of which staff worked as security guard this evening.

As a matter of priority, please provide the following information:
a) Are night shift staff
required to have valid Security Guard Class 1 license (as it

caretakers)? To be eligible for this license, one must have

b) If so, provide names of SP52948 night shift staff that have valid Security Guard Class 1 or similar license?
c) If the Security Guard Class 1 (or similar) license is not required, please notify all owners in the complex so that a proper review is done why are owners paying such high costs for night security.
d) If Security Guard Class 1, or similar, license is
required for night shift work in our complex, then provide
details of who works this
evening in the complex (evidence has been collected on our
side). If such person is not licensed (and should be), who
approved UNLICENSED STAFF to work today and two times in
last two years (also reported by Lot 158 but not responded
to or actioned)?
