Hi,

In accordance with SSMA 2015 Section 106 (Duty of owners corporation to maintain and repair property), and in compliance with Motion 19 at Annual General Meeting 2018 (strata affairs directly affecting Lot 158), it is requested to provide answers for what is believed to be common property, which partially is owned by Lot 158 too:

a) What happened with the bottom panel that was damaged on the gate at the car entrance to the complex on 13 September 2018?

b) Has the responsible party paid for repairs of the panel, as owners corporation and Lot 158 should not cover it from their funds?

Repairs to panels are quite expensive, as one of the invoices by Allgate Automation (NSW) Pty Ltd on 21 November 2014 shows: $2,970.00.

c) When will that panel, which was originally kept as spare part at the back of Block B, be returned to the complex (is it owned by SP52948)?

d) When will poorly maintained older version of bottom panel be properly repaired?
