1. On 12 November 2016, I requested that my request be forwarded to your Managing Director.

No response or proof that Pica Group (parent company of BCS Strata Management) made any effort to investigate evidence of mismanagement and unprofessional conduct of staff at BCS Strata Management. I repeat the request herewith.

2. Owners corporation has not been notified that another EC member is leaving complex. Ms. Sandy Quick sold her unit on 24 November 2016:

In spite of my email to EC, they refused to notify owners. Since the position is now vacated (or will be very soon), I submit my repeated candidacy for Executive Committee 2017, which BCS illegally prevented at four AGMs in previous period.

3. In addition, I enclose Motions for AGM or EGM 2017, whichever comes first. In the transitioning period until BCS permanently leave SP52948 due to lost contract with owners corporation, I request that you send this email to members of the Executive Committee (first and foremost new Secretary), and new Strata Managing Agent.

34 Motions were illegally disabled by BCS Strata Management and EC members at AGM 2016 alone.

And others were modified to exclude Explanatory Notes which were of curical importance for owners to make proper decisions.

Some of new and updated Motions include:

Special By-Law to offer 10% discount to owners who pay levies on time Equitable gas and water reimbursements to ALL townhouse owners Elimination of racial profiling of Asian community and many others

4. On 27 November 2016, I approached members of the EC who allegedly wanted to "discuss" issues openly. As expected, they never replied and this, once and for all, disapproves their statements of transparency, diligence, and duty of care:

5. I also request that you forward my document with examples of persistent bullying at meetings to your Managing Director and expect to hear his comments in person.

You also had three secret gatherings (allegedly with EC members), but again failed to send agenda before meetings and minutes after meetings. The charges for them are significant, especially since minutes of EC meeting after AGM 2016 confirm that none of them existed:

It is now clear that EC and BCS Strata Management engaged Solicitor Adrian Mueller more than a month ago and spent significant owners' money on trying to prevent my Motions from being tabled at the meeting. BCS Strata Management and EC members planned to remove my "dangerous" motions for a long time.

Solicitor Mr. Adrian Mueller, earned more than $63,000.00 from SP52948 so far:

That information was never disclosed to owners and BCS Strata Management even destroyed financial document before AGM 2014 to hide details about real costs for Solicitor:

In addition, one of my Motions directly implicates Solicitor Adrian Mueller and BCS Strata Management:

It is very clear why there is an attempt to hide it from owners.

In regards to BCS web site: I have an account and am fully aware of it. Lot of invoices and financial documents are missing from it. What is provided by BCS online is a small percentage of owners corporation documents.

Asking owners to approve increase of levies in amount of 6.1% this year is basically asking owners to approve serious, deliberate, persistent, and premeditated mismanagement of the complex at their own cost.
